Irvine homes are reaching the age where it matters
Most of Irvine was built in planned villages from the 1970s on, and much of it went up with concrete tile roofs, stucco and second-story decks and balconies. The tile can last decades. What wears out first is underneath: the underlayment, the flashing at walls and chimneys, and the waterproofing on decks over living space.
In the older villages like Woodbridge, Northwood and University Park, a lot of homes are at that point now.
What we do in Irvine
Waterproofing
Decks, balconies, walkways, stairs and below-grade walls, sealed as one system. We find where the water gets in, not just where it shows up.
Roofing
Tile roof repair, underlayment replacement with your original tile re-laid, inspections, coatings and full replacements.
Decks & Balconies
Repair, recoats and Desert Crete walking-deck coatings, with the thresholds and flashing done right first.
Tile roof repair: fix the layer that failed
When a tile roof leaks, the quick fix is to swap the broken tile and seal the spot. Sometimes that’s all it needs. Often the real problem is the underlayment that’s dried out and cracked underneath.
We lift the tile and show you what we found. If the underlayment is done, we replace it and re-lay your original tile wherever it’s still sound. That costs far less than a new roof and keeps the look your village requires.
If your roof is that age, start here: the signs a tile roof needs repair and what the underlayment actually does.
We don’t build on bad bones. We’d rather lose a bid than put new work on top of an old problem.

Waterproofing for Irvine homes and buildings
Irvine gets long dry stretches and then heavy rain all at once. Near the coast there’s salt air and moisture; inland there are seasonal storms. Either way, waterproofing is the first line of defense against water damage, mold and structural problems, and it’s what we’ve done since the beginning.
Decks & balconies
Coatings and membranes for decks, balconies and patios, installed over sound framing so they protect the space underneath.
Foundations & basements
Exterior membranes, drainage, sealants and sump pumps to keep foundations, basements and crawl spaces dry year-round.
Roof waterproofing
Membranes, sealants and protective coatings that extend a roof’s life through Irvine sun and the occasional storm.
Exterior walls
Sealants and barrier systems that keep water out of stucco, concrete and other exterior surfaces.
Commercial & multi-family
Waterproofing for retail, offices and multi-family buildings, planned for minimal disruption to the people inside.
Free inspections & estimates
We look at the whole property, show you what we found and give you a written estimate at no cost.
Roofing in Irvine, start to finish
Irvine’s neighborhoods are reaching the age where roofs need real attention, and HOAs want it done to spec. Here’s the full list of roof work we do in Irvine.
Repairs & leak tracing
Cracked or slipped tiles, worn underlayment, failed flashing. We find where the water is actually getting in and fix that layer, not just the spot you can see.
Inspection & maintenance
A check once a year and after big storms catches small problems while they’re still small. You get photos of what we found.
Coatings & restoration
On sound flat and low-slope roofs, a reflective coating adds years and keeps the building cooler. On tile roofs we can often keep your tile and replace what’s under it.
New roofs & re-roofing
When repair stops making sense, we replace it: tile, shingle and flat roofs, built to code and cleaned up when we’re done.
Commercial roofing
Flat and low-slope roofs on offices, retail and multi-family buildings, scheduled around your tenants.
Emergency & storm repairs

How a job works
We look first
We inspect the roof, deck or balcony, and open it up where we need to see what’s underneath.
We show you
You get photos of what we found and a plain explanation of what’s wrong and why.
Free written estimate
What the job needs, what it costs, and what’s optional. You decide from there.
Done by the book
One manufacturer’s system from start to finish, and we stand behind the work.
Questions we hear in Irvine
Do I need a new roof or a repair?
It depends on what’s under the tile. If the damage is in one area, a repair is the right call. If the underlayment has failed across the roof, replacing it and re-laying the tile usually costs much less than a new roof.
Can you match my village’s roof and color requirements?
Re-laying your original tile keeps the roof looking exactly as it did. Where tile has to be replaced, we match it as closely as we can.
Do you work with Irvine HOAs?
Yes. Most Irvine homes are in an HOA, and we’re used to working with boards and property managers alongside the homeowner.
Do you charge for estimates?
No. Estimates are free, in writing, with photos of what we found.
Are you licensed?
Yes. Crank Waterproofing is a licensed California contractor, CA License #1038420.
How much does a roof replacement cost in Irvine?
It depends on the size of the roof, the material, the pitch, and what we find under it. We come out for free, show you photos of what we found and give you a written estimate, so you’re comparing real numbers, not guesses.
Why hire a licensed contractor instead of a handyman?
A licensed contractor is accountable for the work: licensed, insured, and required to build to code. Roofs and waterproofing fail at the details, like flashing, underlayment and transitions, and that’s where a licensed crew that does this every day earns its price. We’re licensed, CA License #1038420.
