Built into the hills, facing the water

Laguna Beach homes are stacked into hillsides and canyons, with decks hanging off the view side and balconies over the rooms below. Salt air, sun and wind-driven rain work on every coating, railing and flashing detail, and on a slope, gravity sends any leak straight into the framing.

Many Laguna homes are older and have been added onto over the years, so the joints between old and new are where we look first. We’ve worked in Laguna for decades.

What we do in Laguna Beach

Decks & Balconies

Waterproofing, repair and recoats for decks and balconies, including the ones over living space. We fix what’s under the coating before we put a new one down.

Decks & balconies

Railings

Glass, cable, metal and wood railings, with the posts flashed and sealed so the deck under them stays dry.

Roofing services

Roofing in Laguna Beach, start to finish

Steep lots, canyon access and older tile make Laguna Beach roofs their own kind of job. We plan access, staging and cleanup before we start. Here’s the full list of roof work we do in Laguna Beach.

Repairs & leak tracing

Cracked or slipped tiles, worn underlayment, failed flashing. We find where the water is actually getting in and fix that layer, not just the spot you can see.

Roof repairs

Inspection & maintenance

A check once a year and after big storms catches small problems while they’re still small. You get photos of what we found.

Roof inspections

Coatings & restoration

On sound flat and low-slope roofs, a reflective coating adds years and keeps the building cooler. On tile roofs we can often keep your tile and replace what’s under it.

Roof coatings

New roofs & re-roofing

When repair stops making sense, we replace it: tile, shingle and flat roofs, built to code and cleaned up when we’re done.

New roofs

Commercial roofing

Flat and low-slope roofs on offices, retail and multi-family buildings, scheduled around your tenants.

Questions we hear in Laguna Beach

Can you waterproof a deck with glass railings without removing them?

Often yes. It depends on how the posts are mounted. We look at how the railing meets the deck, because that’s where water gets in, and tell you whether it needs to come off.

My deck is over a bedroom. What should I watch for?

Ceiling stains, soft spots, cracks in the coating and rust at the posts or drains. If you see any of them, it’s worth a look before the rains.

Do you work in HOA communities?

Yes. We work with homeowners and HOAs alike, and we’re glad to walk a board or property manager through what we found.

Do you charge for estimates?

No. Estimates are free, in writing, after we’ve looked at the job.

Are you licensed?

Yes. Crank Waterproofing is a licensed California contractor, CA License #1038420.

Is restoring an old tile roof a good option in Laguna Beach?

Often, yes. Clay and concrete tile can last for decades; the underlayment under it usually can’t. We lift the tile, replace the underlayment and flashing, and reset your tile, swapping only the broken pieces. You keep the look, and the budget usually goes further than a full replacement.

How do you handle roofing on steep hillside or canyon lots?

We plan it before we start: access, staging, safety lines, and where materials and debris go. Steep lots take more setup, and we include that in the estimate up front so there are no surprises.

What causes roof leaks in coastal areas like Laguna Beach?

Usually not the tile. It’s the layers underneath: worn underlayment, rusted or lifted flashing at walls, chimneys and vents, and sealant that’s dried out in the sun. Salt air speeds all of it up.

Do you respond quickly if a storm damages my roof?

Yes. Call 949.374.2628. We’ll help protect the house first, then come back and fix the source properly.

How often should a coating be renewed on a flat commercial roof?

It depends on the system and how much sun the roof takes. Most coatings need a maintenance coat every several years. We’ll give you the manufacturer’s numbers for the system we recommend, and we can put you on an inspection schedule so it gets renewed before it fails.
